Construction

The Foundry at 41st is a Design Bid Build Project with a lump sum contract. The total building square footage is 207,934 square feet. There was an existing building that was two stories that was demolished. The foundation has sixty-two grade beams as a shallow foundation to support the structure. The second floor has a post tension slab. The rest of the floors are a wooden structure. The general schedule of the building is to be completed from October 2015 to May 2017.

 

Electrical

            The generator and transformer are located on the first floor in the North part of the site. There are two main circuit boards per floor with 800A. The switchgear is 2000A 208Y/120 V 3 phase 4W is located in the main electric room on the first floor.

 

Lighting

            All the interior lighting is compact florescent while the exterior lamps are HID. For the interior lighting, linear compact fluorescents were chosen because of the cost. All exterior lighting is typical of a parking garage. The majority of the lights on the first floor are pedant, while there are some cove lights. In the units, compact fluorescents are used throughout.

 

Mechanical

Air Handling Unit 1 and 2 are located on the first floor with 9500 and 3300 CFM respectively. There are two Make Up Air Units on the roof one in the north and south corners of the building. Exhaust fans are also on the roof. The building uses both rectangular and round duct.

 

Structural

Podium style structure with post tension garage on the first floor, and five other stories of wooden structure. Truss members hold up the Juliet Balconies and the cantilevered portions of the building. The image shows a section of the building, which describes the difficulty of the balconies and cantilevered structures as opposed to a rectangular structure.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

Bay 4

The Foundry at 41st is retaining the steel frame of Bay 4, which was built atop 41st Street, in homage to the heavy industrial history of the site.  IDSI’s old machine shop, Tool Craft, which was located in the brick structure along Willow Street between 40th and 41st Streets, also will be preserved for a future use.  The developers hope to create a multiuse building on this site.
